Local character and building styles
Travis College Hill is a tangible Garland reference for Craftsman homes and front-porch streetscapes. The city’s walking-tour material identifies Craftsman houses on Eleventh Street, while its district history connects residents with the Cole and Davis Dry Goods family on the downtown square. City home-tour brochure and district history.
For a house with that character, we can record porch elements, siding transitions and window proportions before developing an alteration. The district is a local example, not a description of every Garland home.
Local drafting challenges in Garland
These are project considerations to check during scoping. Their relevance depends on the address, existing building and proposed work.
A conversion is its own scope
Garland publishes separate guidance for garage conversions, additions, patio covers and other work. Begin with the applicable category and describe the intended use of the converted area. Garland residential permit resources.
Accounting for a former garage floor
For a conversion, supply measured floor levels, existing openings and available system information. Changes to enclosure, insulation or room use may call for input beyond a furniture layout.
Keeping the front elevation coherent
On a Craftsman-style property, altering a porch or entrance can change the whole façade. Include close-up and overall photographs, then show retained and proposed elements distinctly in the elevations.
A useful Garland project handoff
For a conversion, send garage dimensions, floor-height differences, door and window locations, and the intended room use. For exterior work, include district guidance if applicable.
We confirm the drawing scope, source information, deliverables and revision allowance in writing. Drafting does not include surveying, engineering calculations or a guarantee of permit approval. Licensed seals can be coordinated through partner professionals when required by jurisdiction.
